Answers before you spend money

Permanent lighting in Colorado, answered straight.

Permanent architectural lighting is a channel of RGBW LEDs mounted once under your eave, color-matched to your fascia, and controlled from your phone. In Erie and the north Denver area it runs $25.00 a foot installed, and it stays up year round.

Below are the eight things people actually ask before they buy. If your question is not here, call me on (720) 986-9449 and I will answer it in plain language.

What happens if a fixture fails?

You call me and we come out and fix it at no charge for five years. The warranty covers the LEDs, the channel, the controller and the labor, so there is no part of the system you are exposed on.

You are not filing a claim with a manufacturer in another state or waiting on a parts queue. You are calling the person who was on your roof, and service visits inside the warranty are free. There is also an optional lifetime LED upgrade that keeps the light output current for as long as you own the house.

What the warranty covers

What do the lights look like during the day?

Like nothing. The channel is painted to match your fascia and tucked up under the eave, so from the street there is nothing to see until the sun goes down.

We read your trim color with a digital paint reader rather than eyeballing it, then the channel is sprayed in our own booth with Sherwin-Williams Direct to Metal, which Sherwin-Williams warrants for 20 years. Corner connectors are printed to match too, so the run reads as one continuous line instead of a row of white joints. It is the single most common reaction on install day.

How we build it

Will my HOA allow permanent lighting?

Usually yes, with conditions on color, hours and profile. Most Front Range boards approve permanent lighting once they see it is not holiday string lights and that the installer will follow their rules.

Erie alone has more than 50 registered homeowner associations covering over 14,000 homes, and we prepare the approval paperwork on your behalf rather than leaving you to it. A permanent system also never breaks a holiday take-down deadline, because there is nothing to take down in January.

HOA approvals and what boards ask for

Are you insured, and do you use subcontractors?

Yes to insurance, and mostly our own crew. We carry workers' comp on every person who goes on your roof and $1M / $2M general liability through Spinnaker Insurance, Colorado registration 20241378161, which you can verify yourself at coloradosos.gov.

Our own installers do the work almost all of the year. At the October to December peak we bring in trusted subcontractors to keep install dates, and they carry the same workers' comp requirement before they set foot on a roof. Where one does not carry their own, we cover them under ours, so there is never a crew on your property outside a policy. That is the part worth asking any installer: if an uninsured crew gets hurt on your property, it can land on your homeowner's policy. We are also UL 2108 certified and will send the certificate on request rather than just saying the words.

How long does installation take?

One to three days on the roof, depending on how much there is and whether you are doing the front only or the full package with porches and patios, and about two weeks from saying yes to having the lights on. Timing stretches during peak season from October onward.

The sequence is a free Property Plan visit of roughly 45 minutes, then a written quote, then an install date confirmed before you pay anything. On install day the crew mounts the channel, hides the wiring, cleans up the yard, and programs your first scenes with you before leaving.

The four-step install process

What is the warranty?

Five years on everything, including labor. Not just the LEDs: the channel, the controller, the wiring and the work are all covered, with free service visits inside those five years.

There is an optional lifetime LED upgrade on top of that, which keeps the light output current for as long as you own the house. The Sentinel controller carries the same five-year cover as the rest of the system.

What the warranty covers

Can I see my own house lit before I commit?

Yes, and that is exactly what the free mockup is. We come out, measure your roofline, and give you a rendering of your own house with the lighting drawn on it, so you are looking at your address rather than somebody else's.

The visit takes about 45 minutes, you keep the rendering whether you buy or not, and it comes with a written quote good for 15 days. Nothing about it is a hard sell, because a permanent lighting system is not something anyone buys off a doorstep pitch.

Do I own the system or lease it?

You own it outright. There is no lease, no subscription and no monthly fee. You buy the system, it is yours, and it stays with the house if you sell it.

There is no ongoing app or cloud fee. The app and the scenes on your controller are part of the system you bought, not a service you keep paying for, and it all transfers with the house if you sell. Financing is available through Wisetack with 0% options if you would rather spread the cost, but that is a loan on a purchase rather than a rental.

The question behind all the others

How much will it cost on my house?

The every day price is $25.00 a foot installed.

The cost page has the per-foot breakdown, what drives one estimate above another, and a calculator you can run against your own roofline.

Still deciding? See it on your own house.

Free on-site design visit, about 45 minutes, and you keep the mockup whether you buy or not.

What is covered

How a repair actually goes

Our published service policy is a 24 hour follow-up on any outage, with the repair the same day or the next day wherever we can manage it, and a text message before a technician comes to your property. You are not filing a claim with a manufacturer in another state and there is no parts queue to wait on: the number you call is the crew that was on your roof.

After the five years

There is an optional lifetime LED upgrade that keeps the light output current for as long as you own the house. You own the system outright either way, there is no app fee or cloud account to keep paying for, and it transfers with the house if you sell.

The hardware is UL 2108 certified and we will send the certificate on request rather than just saying the words. Call (720) 986-9449 with anything this does not answer.
