Permanent lighting for Front Range businesses

Permanent lighting on a commercial building costs $25.00 a foot installed.

It is the same channel, the same RGBW LEDs and the same Sentinel controller that go on a house: mounted under the eave and painted to match your fascia, so by day there is nothing to see. We lit more than twenty businesses on Briggs Street in downtown Erie working alongside the City of Erie. Every one of those buildings used to get laddered twice a season. None of them do now.

What the money buys

Three things that change when the lighting is permanent.

It is lit every night, not six weeks

A seasonal display goes up in November and comes down in January, and a crew is on ladders on your building twice a season to do it. A permanent system is installed once.

The rest of the year the same channel runs warm white on an ordinary evening, your team colors on game day, and a scene for an event when you need one. The building is lit every night rather than dark from January to November, which is as much about security as it is about the look of it.

What it costs to run, not just to buy

Ask whoever quotes you one question: when the lights are off, do you cut the power to the LEDs? If they do not know the answer, they do not.

Ours is a solid state relay at 0.003 watts standby, less than an LED night light, so the load is genuinely disconnected while the controller stays awake. The twenty year comparison is built at 12 cents a kWh, the local rate.

Nothing comes down in January

There is no take-down, no storage, and no crew back on the building after the holidays. The channel stays where it was mounted and the scenes change from a phone.

You own the system outright. There is no lease, no subscription and no monthly app or cloud fee, and it transfers with the building if you sell it.

Commercial work we have finished

A downtown street, lit year round.

We worked with the City of Erie and more than twenty Briggs Street businesses to light the street year round. The two Breckenridge frames are mountain commercial frontage. Mountain work is its own service area rather than part of the Front Range list.

Before you buy

Five things business owners ask.

Insurance

Can you provide a certificate of insurance?

Ask and we send you written confirmation that you are covered under our policy, at any time. The cover behind that is workers' comp on every person who goes on your roof, plus $1M / $2M general liability through Spinnaker Insurance under Colorado registration 20241378161, which a property manager can verify independently at coloradosos.gov.

Ask any installer the same thing before a crew is on your building, because an uninsured crew that gets hurt on your property can land on your own policy. Our own installers do the work almost all of the year, and at the October to December peak we bring in trusted subcontractors who carry the same workers' comp requirement before they set foot on a roof, and where one does not carry their own, we cover them under ours, so there is never a crew on your building outside a policy. The hardware is UL 2108 certified and we will send the certificate on request rather than just saying the words.

Scheduling

Do you install outside business hours?

The install date is confirmed with you before you pay anything, so the day and the hours a crew is on your building are agreed in advance rather than assigned. Our posted hours are Monday to Friday 8 to 6 and Saturday 10 to 2, closed Sunday, and we are on call 24 hours a day.

Bring the hours your business cannot have a crew on site to the free on-site visit, because that is where the date gets set. The work is on the roofline and under the eave rather than across your entrance, and the crew clears every clip, offcut and cord before leaving, so nothing is left in a walkway overnight. Before they go, your first scenes are programmed with you.

Service

What happens if part of a commercial display fails?

Our published service policy is a 24 hour follow-up on any outage, with the repair the same day or the next day wherever we can manage it, and a text message before a technician comes to your property. For five years that repair is at no charge, and the cover runs to the LEDs, the channel, the controller and the labor.

There is no claim to file with a manufacturer in another state and no parts queue to wait on: the number you call is the crew that was on your roof. Nothing in the system is left outside the warranty for a building owner to carry. There is also an optional lifetime LED upgrade that keeps the light output current for as long as you own the building.

Payback

Is permanent lighting worth it for a business?

Permanent lighting costs roughly five to eight times a seasonal install, and you buy it once. Seasonal lighting runs about $4.15 a foot and comes back every year; permanent lighting is $25.00 a foot installed and then it is yours outright.

The Briggs Street businesses we lit with the City of Erie used to get laddered twice a season, and none of them do now. The rest of the year the same channel runs warm white on an ordinary evening, your team colors on game day, and a scene for an event when you need one, which is the part a seasonal install cannot do at all. There is no subscription and no monthly app or cloud fee, and the system transfers with the building if you sell.

Multiple locations

Can several locations go on one contract?

Several locations can run as one project. We lit more than twenty businesses on Briggs Street in downtown Erie that way, working with the City of Erie, and the rate does not change with the number of addresses: every location is $25.00 a foot installed on its own measured roofline.

Each building gets its own free on-site visit, its own mockup and its own written quote good for 15 days, because the price follows the roofline and no two are the same length. Tell us how many locations and where at the first visit, and the schedule is built around them. The owner handles any dispute personally, so there is one person accountable across every address.

What it costs on your building

One rate card, house or storefront.

Commercial work is priced per linear foot of roofline: $25.00 a foot installed, year round. The Sentinel controller, our own smart controller, is $345.

What separates two estimates on buildings of the same size is difficulty: a steep pitch, a parapet, a third story or a frontage that needs staging all take longer and carry more risk. That is what the free on-site visit is for, and the written quote that follows is good for 15 days.

See it on your own building.

Free on-site visit, about 45 minutes, and you keep the mockup and the written quote whether you buy or not.
